2018 July: Planning Inspector Hearings
SMDC have formally submitted their Local plan to the Secretary of State
www.staffsmoorlands.gov.uk/localplan
The Local Plan will now have an independent examination by a Planning Inspector,
as detailed in this letter from SMDC.
This Planning Inspector letter indicates the hearings are 9th-23rd of October 2018.
Cheadle Unite submitted a representation on the Local Plan in April (see below).
To Summarise our position:
Back In 2016, SMDC chose to ignore the then official released 2012 Office for National Statistics (ONS) Sub-National Population Predictions which projected a much reduced and levelling off of the population across the Moorlands (see extract graph below) and then worked around the following 2015 Department for Communities and Local Government Household requirements prediction, which translate this reduced population into a much reduced housing requirement of only 2573 dwellings across the Moorlands.
Instead SMDC took the time to commission a report that justifies retaining high housing allocations of over 6000 houses using a flawed ‘Oxford economics’ model argument which has serious flaws and works against the very wishes of the community and the many representations made over the last decade.
We have also seen no effort by SMDC to work with Stoke-on-Trent on the regeneration of Brown-field sites, instead of rural green fields around the Moorlands. Cheadle has real infrastructure issues not least with our roads and health concerns over additional noxious fumes from slow moving traffic through the town.
Cheadle Unite therefore submitted a representation on behalf of the Cheadle and and Moorlands community back in April.
The Main Text of our response : Cheadle Unite Local Plan Text
The Full Submission Document: Cheadle Unite Local Plan Form
Cheadle Unite Intend to Be present at the hearings to further highlight the situation to the Planning Inspector and to try and reduce our excessive housing allocation and encourage SMDC to work with pro-actively with our local City on redevelopment of Brown-field sites.
